Thinking of selling? 4 things to do first

As a homeowner, there may come a time when you feel it's finally time to move on, whether that means upgrading to a larger house or downsizing as the kids move out. But if you haven't sold before, you may not realise how much work you might be necessary to prepare your property to fully appeal to would-be buyers.

The following are just a few projects to consider:

1) Consider whether you need a full renovation or small repairs

Your house could be in mostly great shape and just need to have some creaky stairs fixed or cracked plaster patched up, according to Homes to Love. But in some cases, you may need to dramatically upgrade a kitchen or bathroom, which can be costly — but might also provide a big return on investment. Ask your real estate agent for their opinion.

2) Fix up the yard

Curb appeal is everything, so planting some new trees in the front yard and otherwise doing more to properly care for your lawn is always a good idea. Similarly, adding a small garden to the backyard could make your house feel a little more homey, without much work.

3) Make it neutral

When people look at your home with a purchase in mind, they want to be able to picture themselves in it. Family Handyman suggested that you remove family photos and repaint bold or bright walls to be a little more neutral in colour before you host would-be buyers. This, too, doesn't take a lot of time but could really boost interest.

4) Clean and de-clutter

Finally, keep in mind that if someone wants to buy your home, it's totally reasonable that they will want to look at every nook and cranny on the property. As such, you need to clean your house from top to bottom, and remove any extra stuff that may have been cluttering your closets, attic or basement. Simply put, you just want to make your home as presentable as possible.
