Hi, Andrew Bell with you and sharing today a real treat as we look through this newly built Cape Cod-inspired residence that would really fill the dreams of so many families.

Situated on a remarkable 1,553m2 block in what is described as the TSS precinct, it is in this gorgeous treelined neighborhood within a few minutes’ walk of the TSS School, Light rail, Parks, Medical Facilities, Shopping Centres, and every convenience you could want. Have a look through as I profile quite a remarkable period of time at present where we have recorded more $5m+ sales in the first two months of 2019 than in the entire year of 2018.

The obvious questions is why. The answer predominately is that when buyers see properties at what they perceive as market price, they buy. No matter what happens on the political, economic and social fronts, people still have their home as the key center of their life; where they live, where they raise their children, entertain friends, and enjoy the fruits of their labour. The only thing that prevents properties selling is when they are priced above the market, and so many sellers of top-end properties have made the appropriate adjustments to pricing to be priced to sell in this first half of 2019.

There are already some very happy people who have moved into their new homes. Let me profile some of the stunning homes that have sold this year such as a 580m2 4-bedroom home on Albatross Avenue, Mermaid Beach for $8.650m, a unit in a new high-rise building on the beachfront in ‘Sea’ Penthouse, Main Beach called ‘Sea’ for $8.250m, a 1,897m2 6-bedroom home at 311 Monaco Street, Broadbeach Waters for $7.50m, a Sanctuary Cove golf course frontage home for $5.250m, and another Sanctuary Cove 2,000m2 4-bedroom home for $5.225m.

These homes have been sold to highly successful people who have been able to gather their wealth through running successful businesses and reading markets. Clearly, their read of the Gold Coast prestige market is now is the time to buy. Undoubtedly, these sales will give greater confidence to other buyers and indeed to sellers, and so a great deal of stimulation has gone into the prestige market through our sales in recent weeks.

16 Brighton Parade, Southport, has been craftily designed by the leading Gold Coast architect Bayden Goddard and was built for the owners with the highest of standard finishes. This particular owner has purchased elsewhere due to family commitments and so, regretfully, they are parting company from their dream home. It truly is remarkable with incredible living areas, both formal and informal, and very casual. One of the biggest backyards I have seen in the area, which could be subdivided with approval, but currently offers two street accesses and almost a mini-park for the rear yard.

It really does remind us that modern architecture has now provided lifestyles that old property designs just could not provide. Even though many of our Gold Coast properties were only built in the 60s and 70s, they are now so often not relevant because these new designs, whether they are Cape Cod, Hampton or just Modern Australian, are lightyears ahead in design, structure, materials and features.
