Andrew Bell’s Market Update: Take A Look Inside M3565

MARKET WRAP
Issue 5   |   March 2nd, 2017  |  Take a Look Inside M3565

Today we take a look at a new development called M3565, which is creating its own history as the very first 8 level building built on the very short, and therefore exclusive, absolute beachfront land at Main Beach, which of course is the most northern residential beachfront land on the Gold Coast. It is all national parks north of here.

There has been so much mystique and excitement building in relation to M3565, which was designed by leading Sydney architect Virginia Kerridge, who is renowned for her restrained elegance and instinctive use of texture and materials. Well, congratulations Virginia and thank you for providing 7 extraordinary whole floor apartments that blends so spectacularly into the environment.

There are in fact 5 one-per-floor 404 square metre apartments with 4 bedrooms, 4 bathrooms and 2 very special apartments, one being the ground floor apartment with direct beach access, and of course the double level penthouse apartment with a rooftop pool and entertaining deck.

Main Beach will always be the most exclusive of Gold Coast apartment living. It is fundamentally an island surrounded by the Pacific Ocean here on the East, the Broadwater to the north and only attached to the mainland by the narrowest of land at Narrowneck. Main Beach is home to Palazzo Versace, Marina Mirage and the great dining precinct of Tedder Avenue. For boaties, the yacht club is a 5 minute walk and the Surf Club is less than 200m away. There is never really a reason to leave Main Beach.

It is no real surprise that real estate values have been strong in this market. In recent times, Main Beach has recorded a sale of $9.2 million and some of our older style apartments have sold in the last few months for $5.75 million, $6.42 million and a ground floor apartment at $7 million.

EVIDENCE POINTS TO STRENGTH AHEAD

The Commercial / Industrial Event Auction showcase saw huge success, with 14 properties sold for just over $20 million. When you add that to the huge success of the residential auctions, we see that the 2017 Event auction has produced near on 100 sold properties. This is just further evidence of the enormous popularity and strength in the Gold Coast property market.

It certainly is exciting times here on the Gold Coast as we continue to go from strength to strength in just about every aspect of our economic platforms. As the excitement builds leading up to the Commonwealth Games in April next year, we will continue to enjoy the attention of so many Australian’s and a growing number of Internationals.

Make sure you take a look at the sneak preview of M3565 here. M3565 will establish a new level of luxury beachfront standard, and for just 7 lucky people, the opportunity of being one of the lucky few to be in a brand new beachfront apartment at Main Beach.
