Couran Cove is situated on the magnificent South Stradbroke Island, adjoining the Gold Coast, and is fundamentally in a National Park. Set in beautiful lush, almost rainforest bushland setting, it is a very unique location in Australia.
Couran Cove previously has operated exclusively as a resort, however, under new ownership, there is a transformation of this location to be a combination of a smaller size resort, of around 120 rooms, plus a permanent suburb of the Gold Coast, where currently about 130 properties are available for rent. What an amazing lifestyle opportunity this is; whether it is young couples, people raising a young family, and all the way through to the semi and fully retirees. With a quick ferry service which runs between the mainland all day, this truly is a wonderful opportunity at a very affordable rental for those who can move quickly enough.
I will show you various aspects of the area as I get into my report, which is today showing clear evidence of the population growth I have talked about in recent weeks here on the Gold Coast, and how our Gold Coast is just getting stronger and stronger economically.
POPULATION GROWTH HAS PROVIDED CONSTRUCTION ACROSS THE COAST
An old measure of the health of construction was cranes. There was a period, only a few years ago, where there was not a crane on the horizon, signifying no construction. There are currently some 30 cranes, and that is even after the 6 or so cranes from the Commonwealth Games Athletes Village were dismantled. It is a high number for the Gold Coast, and of course, signifies medium to high-rise developments. Construction to meet our increasing population is happening across so many parts of our city, but clearly, the strong growth areas are from Broadbeach North. The cranes make the high-rise construction evident, but take a drive through areas such as Coomera, Pimpama and Ormeau and you can see suburbs popping up every quarter. So strong has the growth been that Westfield’s have now acquired yet another parcel of land that gives 92.2 hectares of land at Coomera for the proposed Coomera Town Centre Shopping Precinct. The government came to the party and have just completed a $60 million upgrade to the vital Exit 54 that feeds into this town centre, and so we are all set to go. The initial plans are for a two-level department store, cinema, and even through to an artificial beach. It will have a business district attached to it, mid-rise office and apartment buildings, education, health and light industry components, and of course, it will have all the essential transport and community infrastructure to service up to 150,000 residence.
The promised centre provides a massive 1200 jobs during construction and 1600 permanent jobs, which will be a big boost to the area. The $500 million first stage was approved by the Gold Coast City Council last year and was simply waiting for the Exit 54 roadworks to be completed. There is a lot of expectations around the actual start date, and the announcement of that should be imminent.
