Hi, Andrew Bell with you once again and I’m pleased to report that our traditional Spring season has lived up to expectations and well beyond it.

It’s a good lead-up to Christmas with a drive of sales and people keen to move into their new homes prior to Christmas.  With our borders opening up between states and now overseas, activity has ramped up.  Right throughout the market from the cheapest properties to the dearest, there is incredible sales activity and a surge in sales.

People are always interested to hear how the top end of the market is going and yes, there’s an even bigger activity in that price bracket.  For example, we listed and sold a $17.7m property in a matter of a week and there’s been a score of other sales between $10-$15m.

But of course, everyone always asks “how long will this continue”?  That question has been asked of me by so many people since APRA tightened lending restrictions for buyers and we see the Banks starting to raise their interest rates.  Interest rates are so aligned to the real estate market.

Having been through 7 real estate cycles, I certainly have far more experience on observations on all the signals of where a market is at in its cycle.  There is a host of signals flashing strongly at present.  If you are a person thinking of selling, just reach out by email to info@rwsp.net and I can forward you more information in regards to signs in the marketplace that has led me to say to all of our clients “make hay while the sun shines” and my goodness the sun is shining brightly right now.

We are heading towards our Christmas/New Year season with great expectations.  It is, without doubt, we will have our biggest influx of business to the Gold Coast that has ever been seen.  Our accommodation centers and our tourist bodies confirm this and so what perfect timing for any seller to take advantage of the iconic Gold Coast property promotion – The Event.  Over 29 years, this amazing promotion of Gold Coast properties has gained greater statue and greater momentum and there is nothing like it anywhere in the country.  We are likely to see the last of the big surge of interstate migrators with our borders opening up on 17^th December.  As life gets back to normal in NSW and VIC, that drive to migrate is likely to subside.

I certainly believe that January of 2022 will go down in the record books as the greatest real estate market on the Gold Coast in its history.  We have built the most amazing Event program.  Not only tapping into our local buyers but incredible promotions interstate through the Ray White network, print and electronic media, as well as tapping into returning expats and the spike in interest from overseas investors.
