What an incredible two years we have just experienced with Australian real estate now recording it’s third-fastest annual rate of price growth, once we count for inflation, in 140 years. History is also a great lesson for the future, and it has shown that for over 140 years there is a clear pattern of a real estate cycle, approximately two years of strong price growth followed by two to two and a half years of price correction where property values decline, followed by approximately three to four years of flat line market where prices neither rise or fall.
It’s no surprise with a divisive federal election upon our doorstep and due by no later than mid-May and with banks already increasing housing interest rates that after two years the strong price increase cycle has either come to or is coming to an end.
Wisdom would tell any prospective seller that you want to get ahead of the game.
There are already reports confirming that the real estate market is slowing and these reports of course are reflecting what’s happened already in the past couple of weeks. These are yet further confirmations of the changing nature of the market.
